What’s the difference between RIO Mortgages & Equity/Lifetime Mortgages?

Retirement interest only, or RIO mortgages are based on your income and affordability, whereas equity release/lifetime mortgage plans are not. RIOs tend to be over a shorter fixed interest rate term and lifetime mortgages are over your lifetime. 

Equity release lifetime mortgages provide greater protection since you cannot default on repayments- as these are voluntary. RIOs have mandatory fixed payments meaning your home could be repossessed if you do not maintain payments. 

RIO mortgages are not all protected by the equity release council codes of conduct, therefore some people find lifetime mortgages to be more suitable for longer term security; as you do not need to repay the interest with a lifetime mortgage and it can be left to run for your lifetime so they can offer more flexibility.
